What buyers actually pay for in Admirals Cove

August 26, 2026 · 6 min read · Ryan Sheehan

Dockage length, bridge clearance and club membership move price inside Admirals Cove more than square footage does. Here is how the numbers break down.

Inside Admirals Cove, two houses of identical size can trade millions apart. The difference is almost always the water: how long the dock is, how deep the canal runs at low tide, and whether a fixed bridge sits between the slip and the Intracoastal.

Buyers arriving from outside Florida tend to price on interior finish first. Local buyers price the dock first and the kitchen second. If a vessel over sixty feet is in the picture, the search narrows to a specific set of interior canals — and those addresses hold value through softer markets.

Club membership is the second variable. Availability is not automatic with purchase, and the timing of an equity membership can affect both closing schedule and negotiated price. We confirm membership status in writing before an offer goes out.
