Jupiter office leasing: where rates settled in 2026

July 30, 2026 · 5 min read · Daniel Ortiz

Class A asking rates on the Military Trail and PGA corridors, what landlords are conceding, and what a tenant should negotiate for now.

Class A asking rates in Jupiter have held in the low forties per square foot, with the PGA corridor pricing above that where medical use is permitted.

The negotiation has moved from face rate to allowance. Landlords are holding headline numbers and conceding on improvement dollars, free rent and parking ratios instead.

For tenants under ten thousand square feet, the leverage is in term length. A longer commitment is currently worth more to a landlord than a higher rate, and it should be priced as such.
